2. Estimates & Quotes

All initial inspections and written estimates are provided free of charge. Estimates are valid for thirty (30) days from the date of issue unless otherwise noted in writing. Material and labor pricing is subject to change based on market conditions, supplier pricing, and project scope changes discovered during work.

A written estimate is not a binding contract. A signed proposal or service agreement is required before any work begins.

3. Scheduling & Project Timeline

Project start dates are estimates based on current workload, weather conditions, material availability, and permit processing times. We will communicate any scheduling changes promptly. Force majeure events (including but not limited to hurricanes, severe weather, supply chain disruptions, and government action) may delay project timelines.

4. Permits & Code Compliance

Family Roofing obtains all required building permits for permitted work in compliance with the Florida Building Code and Miami-Dade County regulations. Permit fees are included in your project quote unless otherwise specified. All work is performed to current code standards and inspected as required.

5. Payment Terms

Payment terms are outlined in your signed service agreement. Typical structures include:

• A deposit upon contract signing to secure materials and schedule work
• Progress payments at defined milestones (for larger projects)
• Final payment due upon satisfactory completion and inspection

We accept cash, check, major credit cards, and approved financing. Insurance claim assignments are handled on a case-by-case basis with appropriate documentation.

6. Workmanship Warranty

Family Roofing provides a written workmanship warranty on all installations and major repairs. Warranty terms vary by service type and are detailed in your service agreement. Material warranties are provided by the manufacturer and are subject to their terms and conditions.

Warranty coverage excludes damage caused by:

• Acts of nature (hurricanes, tornadoes, hail, falling objects)
• Improper maintenance or unauthorized modifications
• Structural movement or settling of the building
• Negligence or failure to address known issues promptly
• Work performed by parties other than Family Roofing

7. Property Access & Site Conditions

The property owner is responsible for:

• Providing reasonable access to the work area
• Removing or securing personal property, vehicles, and outdoor furniture near the work zone
• Ensuring pets are safely contained during work hours
• Revealing the location of underground utilities, sprinkler systems, and hidden electrical lines
• Trimming trees or vegetation that interferes with roof access (unless otherwise agreed)

Family Roofing will take reasonable care to protect landscaping and property during the project, but is not responsible for damage to items not disclosed or pre-existing conditions.

8. Insurance & Liability

Family Roofing maintains general liability insurance and workers' compensation coverage for all employees. Proof of insurance is available upon request. We are not responsible for pre-existing damage to your property, latent defects discovered during work, or damage caused by events outside our reasonable control.

9. Cancellation & Rescheduling

Either party may cancel a signed agreement before work begins with written notice. If materials have been ordered or work has commenced, the property owner is responsible for costs incurred to date, including non-refundable materials and mobilization expenses.

Once a project is scheduled, rescheduling requests should be made at least 48 hours in advance when possible. Weather-related rescheduling is handled at no charge.

These Terms are governed by and construed in accordance with the laws of the State of Florida, without regard to its conflict of law provisions.
